Elastomeric Waterproof Coatings

What is Elastomeric
Elastomeric waterproofing coatings; are an exterior acrylic latex masonry coating similar to paint; but much thicker and designed to be applied in very thick manner. Proper application is to apply coats that attain a dry film thickness in the range of 14-20 mils  (versus conventional paint’s DFT of 2-3 mils). 
 
Unique Characteristics of Elastomeric
Elastomeric “paints” are durable and flexible. Actually stretching to avoid surface cracks while voids underneath may flex and move, the high-performance coating bridges the cracks; maintaining integrity and keeping the wind driven rain and water out. Elastomeric coatings have much higher volume solids (45-60%) than standard paints. In many instances; multiple coats (many times more than two) are required to provide the level of waterproofing that certain elastomeric products were designed to provide.
Elastomeric Must Breath
The product’s breathability is gauged in perms, this means amount of water vapor per hr, per sq ft, per inch of mercury water vapor transmission. A “breathable” elastomeric coating is considered at 10 perms or greater, usually elastomeric coatings range from 8-12 perms. Several have been formulated to provide this “breathable” film; allowing the moisture to release that builds up in walls. LOXON XP from Sherwin Williams is a reasonably priced Elastomeric that has those capabilities.
​Elastomeric Color Choices
They can be tinted to a light or dark color; but beware, elastomeric coatings do not have the same color retention that latex acrylic paints do; especially with dark or deep base colors. A method Pro Color Painting has used; is to apply the elastomeric coating to proper specs for the waterproofing qualities; and then apply a clear or latex acrylic paint of the same color over the top. This ensures a tremendously effective finish!

Enamel Paint for Floors

Floor Enamels
Enamel floor finishes can be exquisite, durable, long lasting finishes. These types of coatings will last longer than stains or wood oils, if applied correctly. Use deck/porch enamels on interior & exterior concrete and even wood porches or decks. Don't use on areas where automotive or forklift tires will visit. Enamel Application
Correct application means; proper preparation and using an alkyd primer prior to applying the enamel finish. Enamels should not be applied directly to wood regardless of any manufacture’s claims for adhesion. Remember, it is best to apply two medium coats while adhering to suggested dry times between coats for best results.

Oil vs Waterborne Enamels
Oil based and water based formulations are both efficient and will last for years, if properly maintained. For residential applications, we like the Enamel Porch & Patio Floor Paint from Sherwin Williams. This 100% acrylic formula is great for both; wood or concrete surfaces, and gives the longevity most clients are looking for. Oil based floor enamels are great as well. They create a tough durable "shell" of protection. However, some find oil based enamels a bit more technical to work with and dread the wait on the slower drying time. This may be a concern with second coat application or if bad weather is impending.

Enamel Floor Maintenance
Porch and floor enamels are easier to maintain than floor stains, water-proofer and oils. They often need only a power washing before re-application of the floor coating product. As always, this Jacksonville painting contractor recommends lightly power washing exterior painted surfaces every 12-18 months to ensure a fresh, healthy and long-lasting finish.

Paint With Primer On New Drywall
Many paint companies are marketing “self-priming paint”. In many instances; homeowners and the novice painter are not aware of the proper methods and readily accept this concept. It just is NOT a good choice.

Sealing New Drywall 
For a professional finish, new drywall needs to be sealed. Without using a sealer or primer on bare drywall prior to painting; flashing will occur; the result will be a blotchy appearance. With dry looking tape joints and patches. Primer prevents flashing and gives a uniform appearance.

Painting a Wall
​Can Paint Be Used On Bare Drywall
High-grade paint can work when primer isn’t available. Most of the high-quality paint available today can be used in a pinch, but this is not the preferred approach. Keep in mind any paint that claims to be “1 coat coverage” will ALWAYS needs 2 coats!

Back Rolling Bare Drywall
One method that may bring about uniform finish and hide the fact primer wasn’t used is…the back roll method. This practice is used by good painters even with primer to acquire professional results. It’s a great technique that ensures the paint is spread evenly and that the DFT (dry film thickness) is achieved.

What Is Back Rolling
When applying paint to the wall, step back and roll back over the last 5-7 ft., continue rolling in one direction. Work briskly so the paint doesn’t start to tack up, or it may leave “stipple” or texture. If painting smooth walls be sure not to apply to much pressure. When painting heavily textured surfaces a bit more pressure is warranted. This spreads the paint much more thoroughly and provides superior coverage. In most cases, it’s best to utilize the back roll method upon applying the second coat. When doing this with the first coat already applied; it acts as a base coat and provides uniformity much better.

Back Rolling Results
Back rolling can make all the difference on whether achieving just a good paint job or having a smooth, consistent and professional looking finish on your walls. When applying this application method properly; you can get some of the same results as the professional painters do.
